Property Management Software for UK Letting Agents

Most full-lifecycle CRMs already do property management. Here's what the six specialist providers in this category cover instead, and when a point solution beats an all-in-one.

Seven of the CRMs listed under CRM & Lead ManagementAlto, Dezrez, Street.co.uk, Jupix, Veco, agentOS, and Reapit — already list property management as a secondary category, because their full-lifecycle platforms include it. So the first question for an agency evaluating this category isn’t “which of these six,” it’s “do we need a specialist here, or does our CRM already cover this.”

The six providers whose primary category is property management are specialists, each covering one part of the lettings operation rather than the whole CRM:

The specialists, and what each one owns

  • PayProp — client accounting and rent collection specifically: automated reconciliation, arrears tracking with automated reminders, and landlord/contractor payments. An agency using a CRM without strong accounting could run PayProp alongside it.
  • Fixflo — repairs and maintenance only: reactive repair reporting, a contractor marketplace, and planned preventative maintenance, priced by sector rather than a flat rate.
  • Inventory Hive — inventories and inspections, with 360° photo capture and side-by-side report comparison for check-in/check-out.
  • Goodlord — the pre-tenancy process end to end: referencing, identity verification, contract generation, and tenant payments. It also lists tenant referencing as a secondary category, so it overlaps with that group as much as with property management.
  • Arthur — the broadest of the six, spanning residential, commercial, and block portfolios with workflow automation and accounting integrations (Xero, Rightmove, Zoopla).
  • Re-Leased — the outlier: built specifically for commercial portfolios (lease administration, service charges, credit control), and the only one of the six targeting corporate accounts exclusively rather than independents too.

Point solution or all-in-one?

The honest trade-off: a full-lifecycle CRM keeps everything in one system, but a specialist tends to go deeper on the one job it does. An agency already unhappy with its CRM’s repairs workflow doesn’t necessarily need to replace the whole CRM — running Fixflo or Inventory Hive alongside it addresses the specific gap without a full migration.

Re-Leased is worth calling out separately: nothing else in this category is built for commercial leases specifically, so a residential-focused comparison shouldn’t include it, and a commercial portfolio manager’s shortlist should probably start there.
