The website-builders category covers four genuinely different shapes of product, not one — here's how to tell which shape an agency actually needs before comparing vendors.

“Website builder” undersells how different the six listings in this category actually are. Before comparing features or price, it’s worth working out which of four shapes an agency needs — they solve different problems and aren’t really substitutes for each other.

Four shapes, not one category

A full, self-serve agency website. PropertyWebBuilder is an open-source site builder covering property listings, image galleries, filtering, and lead capture in up to eight languages, priced by portfolio size from a Starter plan up to Enterprise. Property Hive does the same job as a self-hosted WordPress plugin, importing listings from 30+ CRMs and exporting to the major UK portals — the right shape for an agency that already runs WordPress or wants to own its hosting.

A widget bolted onto an existing site. PropEmbed doesn’t build a website at all — it’s a no-code, embeddable listings widget for agencies that already have a site and just need a searchable property feed on it, syncing from the CRM roughly every 15 minutes.

A dedicated page per listing. SinglePropertyPages sits outside both models: a hand-crafted, individually designed page for a single property, sold per listing rather than as a whole-site platform. It’s a complement to a main agency site, not a replacement for one.

A managed digital agency, not software. The pricing models split along the same lines: Property Hive and SinglePropertyPages are freemium with a free tier before usage-based costs kick in; PropertyWebBuilder and PropEmbed are flat subscriptions; Homeflow and Starberry are quote-based, reflecting the bespoke/managed nature of the work. Comparing a subscription widget’s monthly price against a retainer-based agency’s quote isn’t really an apples-to-apples exercise.
