iamsold runs property auctions using the Modern Method of Auction, a conditional format that differs from a traditional auction in an important way: the winning bidder pays a non-refundable reservation fee and then has a defined period to exchange and complete, rather than being contractually bound the moment the hammer falls.

Because the buyer is not immediately bound and has time to arrange finance, the format is open to mortgage-dependent buyers who could not participate in a traditional auction — widening it from a distressed-and-cash-only channel to something a branch can recommend on ordinary stock. iamsold reports 12,065 properties sold in 2025 and describes itself as the UK’s largest residential auctioneer.
