Referencing & Tenant Onboarding
Services that check whether a prospective tenant can afford and sustain a tenancy — affordability and credit checks, employer and landlord references, right-to-rent verification, and the onboarding steps that follow.
Referencing sits between an accepted offer and a signed tenancy. The agent needs enough evidence to advise a landlord on whether to proceed, and needs it quickly, because a slow reference is where lets fall through. The work itself is unglamorous — verifying income, confirming employment, chasing a previous landlord, checking identity and immigration status — which is precisely why it was one of the first parts of the lettings process to be outsourced and then productised.
Key Features
- Affordability assessment against rent, usually on a stated income multiple
- Credit checks, including adverse-credit and bankruptcy searches
- Employer and previous-landlord references
- Right-to-rent identity and immigration checks
- Guarantor referencing
- Digital onboarding: offer letters, tenancy agreements, e-signature, and first payments
- Rent protection or rent guarantee insurance, often sold alongside
UK Market Shape
Two things shape this category. The first is that referencing is frequently a route to something else: the reference is the entry point, and the revenue comes from insurance, utility switching, or the broader onboarding platform the reference is bundled into. Standalone referencing is a thin business; referencing attached to a lettings platform is a much better one, which is why several independent providers have been acquired by the platforms they integrated with.
The second is right-to-rent. Because letting agents in England carry a statutory duty to check a tenant’s immigration status, identity verification is not an optional add-on here — it is a legal requirement with penalties attached, and it has pulled digital identity providers into a category that would otherwise be purely commercial credit-checking.
