The second is by portfolio type, since residential lettings, block management, build-to-rent and commercial each carry different accounting and reporting demands, and few products serve all of them equally.
Regulatory change is a persistent driver here in a way it is not for most other categories. Client money protection rules, deposit legislation, and the reforms to assured shorthold tenancies have each forced platform-wide changes to notices, templates and workflows — so the practical question for an agency is less what a platform does today than how quickly its supplier ships changes when the law moves.
